Small Footprint, Big Gain
The Milton Cape Project will enlarge and fully renovate a traditional story-and-a-half Cape Cod Style Home. Cape Cod style homes are one of my favorites because the style allows for reinventing. If designed correctly, this basic form can be stretched and altered to go beyond the ordinary, in both function and beauty.
The primary goal of the Milton Cape Project was to preserve the quaint Cape massing. Due to its orientation on the Lot, any addition had to extend from the side of the house towards the rear yard. Further, the site has a great deal of ledge so the design was configured to minimize excavation and a frost wall was used to maintain structural integrity. The small footprint minimizes the impact on the backyard, meets zoning requirements, and preserves the essence of the Cape.
The first floor was enlarged and reconfigured to include a refurbished kitchen and a mudroom area that provides ideal access to their main (back door) entrance. The existing Master Bedroom was relocated to the second floor and a full bathroom was added. A large shed dormer at the rear brightens up the bedroom and bathroom, while a broad shed dormer at the front bedroom provides additional floor area and sunlight. It was important to create rooms on the second floor that felt spacious and livable without exceeding the existing roof height. Characteristic small "punched" windows provide additional sunlight and enhance the style of the Cape.
The site has a great deal of ledge/rock so the design is configured to minimize excavation and the need for a poured foundation. A frost wall and piles were used in lieu of a foundation to maintain structural integrity without the need for sacrificing program.
